The Landlords Choice Property Management is independent, We can give you a tailor made service thats’s right for you, our office is not on the high street, so our cost are not governed by expensive overheads. This means that we can pass on the significant savings to our clients.

Our fee structure is clear and easy to understand with all charges clearly outlined before you proceed with any of our services.

Property Management Service

5% of gross monthly rent

You may be unable to devote the amount of time required to manage your property or portfolio effectively, but whatever your circumstances, we will ensure you are kept fully informed of your legal and compliance obligations, provide day-to-day management service and co-ordinate requirements with you. We will manage every aspect of your rental property.

Let and Property Management Service

50% of first month’s rent & 5% of the gross monthly rent thereafter

This service offers all the benefits of the Property Management Service and additionally includes lettings, Your property will be marketed at current market levels, on professional portal sites. We will assist you with advice on current legislation, vet all tenants and provide tenancy agreement. We would recommend you also have a professional inventory. We carry out property viewings and hand over keys at check-in.

Additional fees

Letting in contractors etc

Payable where we are providing a management service and we are required to attend your property to let in utility company employees/contractors/repairers etc.
Amount: £30.00 attendance fee + £25 per hour waiting time

Hourly rate

Payable where you ask us, and we agree, to provide any service which you and we agree will be charged for at our standard hourly rate.
Amount: £50.00 per hour

Tenancy not proceeded with

Payable where you decide not to proceed with a letting after we have taken up satisfactory references or produced a tenancy agreement. Payment is due on receipt of our invoice.
Amount: £300.00 plus third party marketing costs

Vacant management fee

Payable during the whole time we provide a vacant management service. Payment is due monthly in advance.
Amount: £150.00
